Understanding the Amortization Schedule

The amortization schedule is a detailed statement of how your debt will be paid over time. It shows, for each installment, the amount of interest, the amount of principal amortized, and the remaining outstanding balance. Analyzing this table is crucial to understanding the real cost of your loan and planning your finances.

Frequently Asked Questions

Get your questions answered about debt amortization.

What is amortization?+
Amortization is the process of gradually paying off a debt over time, through installments that include both the principal amount (capital) and interest. The goal is to reduce the outstanding balance until full payment.
What is the difference between Tabela Price and SAC?+
In the Tabela Price, the installments are fixed from beginning to end, but the proportion of interest and principal changes (more interest at the beginning). In the SAC (Sistema de Amortização Constante), the amount of principal amortized is fixed, so the installments decrease over time (more interest at the beginning, but decreasing).
Which system is more advantageous?+
It depends on your profile. The Price is good for those seeking constant installments and predictability. The SAC, because it has higher initial installments that decrease, may be more advantageous in the long term by paying less total interest, but requires greater payment capacity at the beginning.
Can I simulate early amortization?+
This calculator focuses on the original table. To simulate early amortization (reduction of term or installment amount), you would need a specific early repayment tool, which recalculates the outstanding balance and interest.
